Investments
The investment strategy for GF Properties Group is to focus on buying existing
multi-family, office and mixed-use product types, with an emphasis on multifamily
assets. Secondarily, GF Properties Group will consider participating in new
development of these types of assets by seeking to negotiate stand-by purchase
agreements with builders and developers. Assets targeted are those with the
potential for consistent income growth and long-term asset appreciation
characteristics. The investment opportunities may be pursued either with
debt in place or on an all-cash basis. Additionally, GF Properties Group
may occasionally pursue the purchase of assets on a joint venture basis with
well-capitalized and established partners.
The GF Properties Group acquisition strategy is to be selective with the primary
focus on apartments, while also evaluating distressed and/or significant
value-add opportunities in other asset classes. Target markets include Texas,
Colorado, New Mexico, California and Arizona.
The general characteristics of the multi-family properties targeted for
investment are Class A and Class B properties, with an opportunity to upgrade
and enhance the property either through refurbishment, improved management,
improved marketing, or a combination of these factors. Additionally, target
properties should have at least 150 units, with a variety of unit types.
